AboutJumeirahVillage Triangle (JVT)

Overview:

Jumeirah Village Triangleconsists mainly of 2 Bedroom Villas and 1 & 2 Bedroom Townhouses which are all completed. Entrance and exit points are fully functional and the community enjoys access to Al Khail, Mohammad bin Zayed Road and a back road leading toSprings/Meadows&Jumeirah Park. The first villas were delivered in 2008 and the last delivery was completed in 2012. There are residential and commercial plots all along the periphery of the community which are owned by investors & developers, but there are only a few apartment buildings completed, but more will come onboard over the next many years.

The independent villas are characterized by very large plot sizes not to be found anywhere in Dubai for a 2 bedroom villa. The two bedroom townhouse has a very large and usable built up area making it popular with end-users. The 1 Bedroom townhouse is also a unique concept with many buyers preferring these to buying an apartment.

Buying Guide

The community is divided into 9 districts of varying sizes. Prices inJVTare pretty much determined by the distance from the property to the high tension power cables. A detailed map and picture can be found in the Pictures and Downloads section.

The rule of thumb is that the further away from the power cables the higher the price demanded.

In addition, villas with larger plots than the standard (7,000 sq. ft.) command higher sale prices.

Infrastructure, Amenities & Other Developments

  • Retail in the community (as of September 2014) consists of a minimart located on Tulip Road near theLimitlessBuilding. With further G+4, G+8 buildings underconstruction in the community, we expect more retail facilities in the future. At present, most residents rely on theMeadowsandSpringsTowncenters located a short drive away.
  • Most of the parks inJVTare ready and more amenities are to be delivered.
  • In April 2014,Nakheelannounced its plans to develop a shopping mall inJumeirah Village Triangle. According to initial reports, this will be a 1 million sq. ft. retail destination featuring a 15 screen cinema, 80,000 sq. ft. hypermarket and an entertainment area, a department store and a selection of retailes, restaurants and cafes. This mall will serveJumeirah Park, Al Furjan and other nearby communities. In August 2014,Nakheelannounced they have appointed Dar Al Handasah to design the 2 million sq. ft mall inJVT.
  • In January 2015,Nakheelreleased details of the upcoming mall inJVTcalled Al Khail Mall. This project is located near District 6 & 7 ofJVTalong Al Khail Road. The mall will cover 2 million sq. ft., with 1.5 million sq. ft. of leasable space. There are 350 retail units planned, and the mall will accommodate 4,400 cars.
